Housing in Croatia

A stan is an apartment, while najam means rental. Housing markets differ sharply between Zagreb, other inland cities, small towns, islands, and tourist areas. A written lease should identify the parties, property, rent, payment method, duration, deposit, notice arrangements, and included furnishings. Verbal promises are difficult to prove later. Utilities are commonly called režije. They may include electricity, water, heating, waste, internet, or other services, but the exact responsibility must be stated. Apartment buildings may have a shared maintenance contribution called pričuva. Clarify whether the owner or tenant pays it and which other building charges apply. Ask whether the landlord will provide documents or consent needed for address or residence procedures. A usable home is not automatically usable for every registration purpose. Inspect heating, cooling, moisture, windows, water pressure, appliances, locks, and mobile reception. Coastal humidity, summer heat, and inland winter conditions create different concerns. Record the condition of every room and meter reading at handover. A signed inventory and dated photographs help distinguish old damage from new damage. Seasonal demand can affect availability and tenancy expectations, especially near the coast. Confirm the full intended duration and any owner-use periods in writing.
