Housing in Mauritius

Housing conditions vary greatly across Mauritius. Urban areas may offer easier access to work and services, while coastal, rural, or upland locations can have different climates, travel times, and facilities. Homes may be furnished, partly furnished, or empty. Tenants should confirm exactly which furniture, appliances, parking spaces, storage areas, and outdoor spaces form part of the agreement. A written lease should identify the parties, property, payment arrangements, deposit, duration, notice process, maintenance duties, and included services. Unclear promises should be clarified before money or keys change hands. An inventory records the home's condition at handover. Dated photographs of walls, floors, furniture, appliances, meters, and existing damage help prevent later disputes. Electricity, water, cooking fuel, internet, waste arrangements, and building charges may be handled separately. The tenant should understand which accounts must be opened or transferred and who pays each cost. Mauritian homes need to cope with heat, humidity, intense rain, insects, salt air in some coastal areas, and cyclone conditions. Ventilation, drainage, shutters, roof condition, mould, and secure outdoor objects deserve inspection. Location affects daily life as much as the building. Test the real journey to work or school and check nearby food shopping, health care, public transport, noise, lighting, and flood-prone access. Good relations with landlords, agents, neighbours, and building managers make maintenance easier. Important requests and agreements should still be recorded in writing.
