Housing in Oman

Apartments are common in cities and may suit single people, couples, or small families. Villas offer more rooms and outdoor space, while compounds may provide shared facilities and a community setting. Homes can be furnished, partly furnished, or unfurnished. Location affects daily life more than a floor plan alone. Check the distance to work, school, healthcare, groceries, public transport, and main roads. Consider traffic, noise, parking, shade, and how easy the building is to find. A tenancy agreement should clearly state the home, rent, payment arrangement, length of the tenancy, responsibilities for repairs, included services, and conditions for leaving. Read it carefully and keep a signed copy. Ask how electricity, water, internet, waste collection, maintenance, and cooling are paid. In some homes, utilities are separate, while other arrangements include some services. Do not rely only on a spoken promise. Air conditioning is central to comfort in Oman. Test the units, ask who maintains them, and check whether bedrooms and living areas cool properly. Look for working windows, doors, plumbing, water pressure, and drainage. Water may be stored in tanks or supplied through a building system. Ask who cleans and maintains the tanks and what happens during an interruption. Report leaks quickly because heat and water damage can become serious. Before moving in, photograph every room, meter, fixture, wall, and appliance. Give the landlord a written list of existing damage and keep proof that it was sent.
